This Privacy Policy explains how 13938115 Canada Inc., operating as Krib (“Krib”, “we”, “us”, or “our”) collects, uses, discloses, and protects personal information when you use the Krib mobile application and the website at www.krib.ca (together, the “Service”). By using the Service, you agree to the practices described here.
Krib is a real-estate home-search platform. Krib is not a real estate brokerage. We operate in cooperation with licensed partner brokerages and currently service the Province of Ontario, with listings sourced from the Toronto Regional Real Estate Board (TRREB).
Who this policy covers
Krib serves three kinds of users, and we handle data for each:
• Consumers — people who search for property and are matched with a real estate agent.
• Agents — licensed real estate professionals who receive and service leads through Krib.
• Brokerage partners — brokerages we cooperate with to deliver leads and remain compliant.
Information we collect
Information you provide
• Account information — your name, email address, phone number, and password (or a social sign-in identifier from Apple or Google).
• Consumer profile — your property search criteria, saved searches and favourites, and any home address or preferences you choose to share.
• Agent verification — for agents, the legal name, home address, real estate registration number (e.g. RECO), and brokerage and broker-of-record details you provide so we can verify your licence. This information is self-reported and may be checked against public regulatory records.
• Calendar integration — if you connect a calendar (such as Google Calendar), we access and store your calendar events (including titles, descriptions, times, and attendee information) and the access tokens needed to sync them, so we can schedule and coordinate appointments. You can disconnect a connected calendar at any time, which revokes our access.
• Content you submit — messages, photos, documents, and other content you upload or send through the Service.
Communications data
The Service lets agents and consumers communicate by phone call, text message (SMS/MMS), email, and video — without sharing personal contact details directly. We collect and store the content and metadata of these communications, including call and video recordings, automated transcripts, text messages, and emails, as described under “Recording and monitoring of communications” below.
Information collected automatically
• Device and usage data — device model, operating-system version, app version, language, time zone, and how you interact with the Service.
• Identifiers — a randomly generated visitor identifier, an installation/device identifier, and session identifiers used to operate and secure the Service and to recognize you across visits.
• Location — with your permission, your device location, used to centre the property-search map and show nearby listings. Precise location is used for this purpose; we store a home address only if you provide one.
• Diagnostics and logs — IP address, error reports, crash data, and performance traces used to keep the Service reliable and secure.
• Cookies and similar technologies — see “Cookies and tracking” below.
Information from third parties
• Lead sources — if you submit an enquiry through a partner channel (such as a Facebook lead form), or your information is provided to us by a partner agent’s CRM or referral source (such as FollowUpBoss), we receive the contact information and form responses provided there.
• Social sign-in — if you sign in with Apple or Google, we receive basic profile information (such as your name and email) according to your choices and their policies.
• Listing data — property listing information from the Toronto Regional Real Estate Board (TRREB) via our MLS data provider (Repliers).
How we use your information
• Provide, operate, and improve the Service, including property search and saved-search alerts.
• Match consumers with a suitable agent and enable agents to service them.
• Facilitate masked communications (calls, SMS, email, video) between agents and consumers.
• Detect, investigate, and prevent fraud and policy violations, and protect the integrity and safety of the Service (see “Recording and monitoring of communications”).
• Provide AI-assisted features such as call transcription and summaries (see “Automated processing and AI”).
• Comply with legal, regulatory, and real-estate record-keeping obligations, and to establish, exercise, or defend legal claims.
• Communicate with you about the Service, including service messages and, where permitted, marketing you can opt out of.
Recording and monitoring of communications
To prevent fraud and protect both consumers and agents, communications conducted through the Service are recorded, transcribed, logged, and monitored. Specifically:
• Phone and video calls are recorded and automatically transcribed.
• Text messages and emails are stored in our system.
• Transcripts and messages are automatically screened for policy violations (for example, an agent attempting to obtain or share personal contact information off-platform), and account activity is monitored for signs of off-platform contact.
By placing or receiving calls or video sessions, or by sending messages, through the Service, you acknowledge and consent that the communication will be recorded, transcribed, stored, and monitored for the purposes above. The app also displays a recording indicator when you start a call. If you do not consent, do not use these features. We use this information for fraud prevention, quality assurance, regulatory compliance, and dispute resolution.
Automated processing and AI
We use third-party AI services to transcribe call and video audio (AssemblyAI) and to generate summaries and insights from communications for the servicing agent. AI text features are accessed through our AI gateway provider, OpenRouter, which routes to underlying providers such as Anthropic and OpenAI. Only the data needed for these features is sent to these providers, and they act on our behalf under contract.
We also use automated processing, including AI, to help operate the Service — for example, to help match consumers with agents, prioritize follow-ups, and detect policy violations. AI output may be inaccurate or incomplete. Where an automated decision would significantly affect you, you may contact us to request human review.
Communication masking (a privacy protection)
Krib uses a two-way communication proxy. When a consumer and agent communicate through the Service, the consumer’s real phone number and email address are hidden from the agent, and the agent uses a Krib-assigned phone number and email. This protects consumers’ personal contact information while still allowing the agent to provide service.
How we share your information
We do not sell your personal information. We share it only as described here:
• With your matched agent and their brokerage — to provide real-estate services to you. Your direct contact details are masked from the agent as described above.
• With partner brokerages — including Royal LePage Certified Realty (our compliance partner brokerage), to facilitate referrals and remain compliant with real-estate regulation.
• With real estate boards — TRREB, PropTx, and other applicable boards or their representatives, for auditing, compliance, and as required by MLS® rules.
• With service providers (processors) acting on our behalf — Twilio (voice and messaging), SendGrid (email), AssemblyAI (transcription), LiveKit (video), Mapbox (maps), Repliers (MLS listing data), OpenRouter (AI gateway, routing to providers such as Anthropic and OpenAI), Cloudflare (file storage), Apple and Google (authentication), and Google (calendar sync, if you connect it). These providers may only use the data to perform services for us.
• For legal and safety reasons — to comply with law, regulation, legal process, or governmental request, and to enforce our terms or protect the rights, safety, and property of Krib, our users, or others.
• In a business transfer — in connection with a merger, acquisition, financing, or sale of assets, subject to this Policy.
Cookies and tracking
We use cookies and similar technologies, including a krib_visitor identifier and a krib_known_identity token, to operate the Service, remember you across visits and devices, and measure engagement (for example, whether a link we sent was opened or clicked). Links in our emails and messages may route through our own redirector (l.krib.ca) so we can attribute clicks. Email opens may be measured using standard pixel technology.
We do not use your data to track you across other companies’ apps and websites for advertising, and we do not use Apple’s App Tracking Transparency permission because we do not engage in that kind of cross-app tracking.
International data transfers
Krib is based in Canada. Some of our service providers process data in the United States or other countries. Where personal information is transferred outside your province or country, it may be subject to the laws of those jurisdictions, and we use contractual and other safeguards to protect it consistent with this Policy and applicable law. While in another country, personal information may also be accessible to that country’s courts, law enforcement, and government authorities under their laws.
Data retention and account deletion
You can permanently delete your account at any time from within the app (Profile → Account → Delete Account) or by using our online deletion form. Deleting your account removes your login and your personal profile data, and you will no longer be able to sign in.
Because Krib operates in a regulated real-estate context, certain records are retained after account deletion because we are legally required to keep them — including signed agreements (such as referral and representation agreements), transaction and commission records, and communication logs (calls, recordings, transcripts, text messages, and emails). These are retained, with the identity attached to them, to comply with real-estate regulatory record-keeping (e.g. RECO), tax law (CRA), anti-fraud and anti-money-laundering obligations, and to resolve disputes. We keep this information only for as long as the law requires, after which it is deleted or anonymized.

Your privacy rights
Canada (PIPEDA)
You may request access to the personal information we hold about you, ask us to correct it, and withdraw your consent to certain uses (subject to legal and contractual restrictions). You may also complain to the Office of the Privacy Commissioner of Canada. To exercise these rights, contact us using the details below.
United States visitors (California)
Krib’s services are offered to residents of Canada. If you access our website from the United States, the following applies to California residents: you may request to know the personal information we collect and disclose, request deletion or correction, and opt out of “sale” or “sharing” of personal information. We do not sell or share your personal information for cross-context behavioural advertising. We will not discriminate against you for exercising these rights. To make a request, contact us using the details below.
Electronic messages (CASL)
We send commercial electronic messages only with consent as required by Canada’s Anti-Spam Legislation. Every marketing message includes our identification, a mailing address, and an unsubscribe link, and you can opt out of non-essential messages at any time. We may still send you service and transactional messages related to your account.
Automated property alerts (email & SMS)
If you save a search, add a property to your favourites, or otherwise opt in, Krib may send you automated property alerts — such as new listings that match your saved search, price changes, and status updates — by email and by SMS text message to the contact details you provide. We capture and store your consent at the time you opt in (for example, when you create a saved search, save a favourite, or submit a form), as required under Canada’s Anti-Spam Legislation (CASL) and applicable privacy and telecommunications laws.
• These are recurring messages, not a one-time send. Frequency varies based on market activity and your saved criteria.
• Message and data rates may apply to SMS alerts, depending on your mobile carrier and plan.
• You can opt out at any time: reply STOP to any alert text message, or use the management link included in every alert email and SMS to pause, change, or cancel your alerts. Reply HELP to an alert text for assistance.
• Opting out of alerts does not affect transactional messages about your account or an active request.
Security
We use technical and organizational safeguards to protect personal information, including encryption in transit and access controls that limit access to those who need it. No method of transmission or storage is completely secure, and we cannot guarantee absolute security.
If a breach of security safeguards creates a real risk of significant harm, we will notify affected individuals and the Office of the Privacy Commissioner of Canada as required by law, and keep records of breaches as required.
Children
The Service is intended for adults and is not directed to children. We do not knowingly collect personal information from anyone under the age of majority in their province or state. If you believe a minor has provided us personal information, contact us and we will take appropriate steps to delete it.
Information sharing with real estate boards
You agree that the personal information you provide may be collected, used, or disclosed, including sharing with real estate boards (such as TRREB and PropTx) for auditing, compliance, or legal purposes, as required under the rules and regulations governing real estate transactions.
Changes to this policy
We may update this Privacy Policy from time to time. When we do, we will revise the “Last updated” date above and, where appropriate, provide additional notice. Your continued use of the Service after an update means you accept the revised Policy.
