Krib is a real-estate home-search platform that lets consumers search Multiple Listing Service (MLS®) listings and be matched with a real estate agent, and lets agents receive and service those leads. Krib is not a real estate brokerage and does not provide real-estate brokerage, legal, financial, or tax advice. Krib operates in cooperation with licensed partner brokerages and currently services the Province of Ontario.

You must be the age of majority in your province or state and able to form a binding contract to use the Service. By using the Service you represent that you meet these requirements and that the information you provide is accurate.

You acknowledge and understand:

The Service is free for consumers. We may match you with a real estate agent based on what you are looking for and assign that agent to your profile. Agent matching and any resulting real-estate services are provided by licensed agents and their brokerages; Krib does not guarantee any particular agent, outcome, transaction, price, or result. You are under no obligation to transact, and you may decline or change agents subject to any separate agreement you sign.

If you register as an agent, your use of the Service is additionally governed by the Master Referral Agreement you accept in the app, which controls if it conflicts with these Terms. In summary, by using the Service as an agent you agree that:

The Service provides in-app phone calls, text messages, email, and video between agents and consumers. By using these features, you acknowledge and consent that communications are recorded, transcribed, stored, and monitored for fraud prevention, quality assurance, regulatory compliance, and dispute resolution. This applies to all parties to the communication. If you do not consent to being recorded, do not use these features. See our Privacy Policy for details.

By creating a saved search, adding a property to your favourites, or otherwise providing your email address or mobile number for alerts, you consent to receive automated, recurring property-alert messages from Krib by email and by SMS text message — including new listings that match your criteria, price changes, and status updates. Your consent is recorded when you opt in, consistent with Canada’s Anti-Spam Legislation (CASL) and applicable telecommunications rules.

The Service uses AI to transcribe calls and video and to generate summaries and insights. AI-generated output may be inaccurate or incomplete, is provided for convenience on an “as is” basis, and is not professional advice. You should not rely on it as your sole basis for any decision.

Krib is an Affiliated VOW (Virtual Office Website) Partner registered with the Toronto Regional Real Estate Board (TRREB) and complies with applicable MLS® Rules and Policies.

All MLS® listing data is intended for your personal, non-commercial use. You must have a bona fide interest in the purchase, sale, or lease of real estate of the type being offered through this VOW.

By using the Service, you consent that your personal information (first name, last name, email, phone number) may be collected, used, or disclosed for auditing and/or legal purposes by TRREB, PropTx, or other MLS® system providers. How we handle your personal information generally is described in our Privacy Policy.

The content of the Service, including text, layouts, graphics, and source code, is the property of Krib and/or its licensors and is protected by copyright laws.

You are prohibited from:

The Service and all content (including listing data) are provided on an “as is” and “as available” basis without warranties of any kind, whether express or implied, including merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that listing information is accurate, complete, or current, or that the Service will be uninterrupted or error-free. Nothing in the Service is real-estate, legal, financial, or tax advice.

To the fullest extent permitted by law, Krib and its officers, directors, employees, and partners will not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, data, or goodwill, arising out of or relating to your use of the Service. Our total liability for any claim relating to the Service will not exceed one hundred Canadian dollars (CAD $100). Some jurisdictions do not allow certain limitations, so some of these may not apply to you.

You agree to indemnify and hold harmless Krib and its partners from any claims, liabilities, damages, and expenses (including reasonable legal fees) arising out of your use of the Service, your content, or your breach of these Terms or applicable law.

You consent to receive agreements, notices, disclosures, and other communications from us electronically, and you agree that your electronic acceptance and electronic signatures have the same legal effect as handwritten ones.

If you believe content on the Service infringes your copyright, contact us at support@krib.ca with a description of the work, the location of the material on the Service, your contact information, and a statement that you have a good-faith belief the use is not authorized. We may remove infringing content and terminate repeat infringers.

The Service relies on and may link to third-party services (such as calendar providers, listing sources, maps, and communications providers). Those services are governed by their own terms and privacy policies, and we are not responsible for them.

Severability. If any provision of these Terms is held invalid or unenforceable, the remaining provisions remain in full force, and the invalid provision will be enforced to the maximum extent permitted by law.

Entire agreement. These Terms, together with the Privacy Policy and any agreement you separately accept (including the Master Referral Agreement for agents), are the entire agreement between you and Krib regarding the Service and supersede prior understandings. If there is a conflict, a separately signed agreement controls for its subject matter.

Assignment. You may not assign or transfer these Terms without our consent. We may assign these Terms, including in connection with a merger, acquisition, or sale of assets.

Force majeure. We are not liable for any failure or delay caused by events beyond our reasonable control, including outages of third-party providers, network failures, or acts of God.

Feedback. If you send us feedback or suggestions, you grant us a perpetual, royalty-free licence to use them without obligation to you.

We may suspend or terminate your access to the Service at any time, with or without notice, if you breach these Terms or for any lawful reason. You may stop using the Service and delete your account at any time. Provisions that by their nature should survive termination will survive.

These Terms are governed by the laws of the Province of Ontario and the federal laws of Canada applicable there, without regard to conflict-of-laws rules. You agree to the exclusive jurisdiction of the courts located in Ontario, Canada for any dispute not subject to a separate agreement.

We may update these Terms from time to time. When we do, we will revise the “Last updated” date above. Your continued use of the Service after an update means you accept the revised Terms.
